Emergency items are defined as situations that pose threats of substantial damage to health or property. Nuisance or inconvenience items are specifically not defined as emergencies. Following are the limitations and procedures for emergency items:

Plumbing:

Broken water lines and severe leaks that are causing damage to furnishings, carpet, or wood floors, or severe backup of sewer lines into the house are the only plumbing items that are considered emergencies. Leaks on the unfinished floors like basements are not emergencies unless they are severe.

Stopped-up toilets are not emergency items. Loss of hot water is also not an emergency situation. Please check your pilot light on your hot water heater. Relighting pilot lights is a homeowner maintenance responsibility. Please read the instructions on the unit.

Electrical:

Complete power outages are the only items considered electrical emergencies. Tripped GFI outlets are not an emergency item. If smoke alarms will not shut off, flip the breaker at the main panel "off' and call for service the next business day. Before calling in a power outage, please call your power and light company to check for local outages, and check your neighborhood to be sure yours is the only house affected. If you should discover downed power lines on your property, please contact your power and light company immediately.

Heating & Air Conditioning:

Loss of heating and air conditioning are considered emergencies only under certain conditions. Outside temperatures must be extreme (summer over 90 degrees/winter under 40 degrees), or one of the following conditions: If you have an infant, an elderly person, or an individual with special medical needs residing in the home. Please check the pilot light on your furnace before calling in for service. Relighting pilot lights is a homeowner maintenance responsibility.

Roof or Window Leaks:

Leaks are considered emergencies only if they are causing substantial damage to furnishings, carpet, or hardwood floors. Please be advised, nothing can be done to stop a leak while it is raining or while conditions are wet. The area must be dry to apply appropriate sealants. If damage is bit severe, place towels to collect as much water as possible and call the situation in next business day.
