Heating and air conditioning units are covered under a manufacturers warranty. Please read the manufacturers warranties and the instructions on your furnace. It is important to note however, that temperature variances may occur from room to room, especially over a garage. Adjustments may be made to the registers to "balance" these differences. You may balance large areas of the house by adjusting dampers located on the main duct coming from the furnace unit.

Ductwork that becomes unattached or separates will be reattached or resecured. Furnace filters should be kept clean and changed on a monthly basis. Failure to do so may revoke the manufacturers warranty. Furnace filter sizes are listed on the side of the filter. Relighting pilot lights are a homeowner's responsibility. Some noise can also be generated from ductwork as it expands and contracts and should be anticipated.

Heating system should be capable of producing an inside temperature of 70 degrees Fahrenheit, as measured in the center of each room at a height of 5 feet above the floor, under local outside winter design conditions as specified in the ASHRAE handbook. Federal, state or local energy codes shall supersede this standard where such codes have been locally adopted.

Where air conditioning is provided, the cooling system shall be capable of maintaining a temperature o 78 degrees Fahrenheit, as measured in the center of each room at a height of 5 feet above the floor, under local outside summer design conditions as specified is ASHRAE handbook. In the case of outside temperatures exceeding 95 degrees Fahrenheit, a differential of 15 degrees Fahrenheit from the outside temperature will be maintained. Federal, state or local energy codes shall supersede this standard where such codes have been locally adopted.

Good quality paint has been used on both the interior and exterior of you home, which has been properly primed and painted. Color fastness of the paint due to exposure to sunlight, natural fading, and abuse cannot be guaranteed. Checking, cracking, and peeling are common conditions when paint is exposed to the elements. Allowing lawn sprinklers to hit painted surfaces greatly reduces the life expectancy of painted surfaces.

Wet surfaces are also susceptible to growth of fungi and mildew. Interior painted surfaces are also susceptible to fading and discoloration due to age, sunlight, dust, smoke, etc. No warranty is given since this is due to normal wear and tear. Paint touch-ups will be done only following warrant able repairs such as excessive drywall cracks (in excess of 1/8 inch).

Color matches on touch-ups will be as close as reasonably possible, but are specifically not guaranteed. Paint touch-ups are all most always visible and this is especially true on dark colors. Wood cabinets, paneling, moldings, trim, doors, etc., all have variations in the wood grain and natural color. Because wood is a natural product, it will "take" stain differently on different pieces, and even on different areas on the same piece. This is a normal occurrence and should be expected.

No warranty is given on color match as this is a construction standard. Peeling wallpaper due to loss of adhesion resulting from poor installation or a material defect shall be re-glued . Mismatching or discontinuation of color or pattern are not guaranteed.
