Due to changes in weather and humidity, squeaks in floors man appear and disappear. Floor squeaks and loose sub flooring are often temporary conditions common to new construction and a squeak-proof floor cannot be guaranteed. Underlying construction defects shall be repaired. Walls and ceilings will develop shrinkage cracks and nail pops as a natural part of the drying out process of the home. Only nail pops that break the surface paper or cracks that exceed 1/8 inch will be repaired one time only. Dings, scratches, etc. that occur as part of normal wear and tear are homeowner responsibilities. Repair of small shrinkage cracks are very simple to address and this is a home owner maintenance item. Cracks that appear under wallpaper in excess of 1/8 inch in width will be repaired however replacement or repair of wallpaper is not warranted. Some wallpaper seams will show slightly especially on dark colors and no warranty is given for misalignment of patterns on wallpaper due to manufacturer defects. Due to the variations in patterns of textured ceilings, and exact match cannot be guaranteed. Leaks at joints, faucets, valves and cracked lines shall be repaired, with the exception of broken sill cocks (outside faucets). Sill cocks will not freeze unless a hose has been left attached. Hoses must be removed in freezing temperatures. Frozen pipes are not considered ad emergency item. The water supply system shall operate as designed and installed in accordance with all approved building, plumbing and health codes. Replacement of faucet washers are a home owner responsibility. "Running" toilets generally require a simple adjustment and are also a home owner maintenance item. Hot water heaters are covered under a manufactures warranty. Relighting the pilot light on the water heater is a homeowner responsibility. Some noise from water lines can be expected; however, if extreme vibration occurs, open several faucets turn off the main shut-off valve, and slowly turn it back on. Stopped up drain lines caused by construction debris will be remedied, however, if stoppage is caused by homeowner negligence (i.e. diapers, paper towels, etc.) the homeowner will be responsible for any cost involved in correction the problem. Gas leaks should be reported to the appropriated public utility service immediately. All wiring circuits shall conform with local, state, or approved national electrical code requirements. All circuit breakers, switches, outlets, fixtures, and wiring shall operate as intended. Tripped GFI (ground fault circuit interrupter) outlets are simple to reset and are a homeowner responsibility. These are a safety device designed to prevent electrical shock. This will include all outlets within 6 inches of an open water source, over concrete (garage and basement), and all exterior outlets. They may generally be reset at the closest master outlet (with reset button). If a breaker trips at the main box (usually in the basement or garage) simply turn that breaker "off" and the back "on" to reset. Slight air drafts may also be expected at outlets and switches located on exterior walls. Burned out light bulbs are also a homeowner responsibility.
