Any joints on exterior trim elements shall not open in excess of 3/8 inch. Repairs to joints shall be caulked with exterior weather sealant. De-lamination or deterioration beyond manufacturers specification shall be repaired or replaced unless caused by owners failure to maintain. Appropriate action will be taken if doors warp in excess of 1/4 inch (measured diagonally from corner to corner). Exterior doors are more prone to slight warping due to temperature differences and slight warping should be anticipated. Some air infiltration should also be anticipated at doors, windows, and fireplaces, especially during high winds. Garage doors that do not operate properly will be adjusted as required. Wood trim inside and outside can be expected to shrink as a natural result of the drying out process of the home. Only separations between joints that exceed 1/8 inch in width will be addressed. Puttying or caulking are acceptable methods of repair. Panels in doors and cabinet doors may shrink as a part of the drying out process as well, exposing unfinished surfaces or cracking painted surfaces. Only shrinking or cracking that is extensive or enough to allows light to pass through will be addressed. Proper humidity must be maintained in the home. Cabinet doors are also prone to slight warping and this should also be anticipated. Cabinet hinge adjustments are a home owners maintenance item. Fabricated vanity and kitchen countertops shall not de-laminate and will be replace or repaired. Even though every effort has been made to conceal carpet seams, they are very likely to show especially in very light to very dark colors. Only seams that open in excess of 1/8 inch will be serviced. Wood floors with ridges or depressions exceeding 1/4 inch on a 32 inch measurement, when measured parallel to the floor joist will be corrected only if caused by underlying defect and will be repaired or patched, provided proper humidity has been maintained. Wood flooring is also susceptible to separation between boards as part of the drying out process. Gaps in excess of 1/8 inch will be addressed. Resilient flooring is some what prone to shrinkage. Gaps in excess of 1/8 inch will be repaired. Resilient flooring that looses adhesion, lifts or bubbles shall be repaired. Slight depressions and ridges can be expected with vinyl flooring. Ridges or depressions that exceed 1/8 inch over a 6 inch span shall be repaired however, not responsible for discontinued patterns or color variances if vinyl is patched or replaced. Joints in resilient flooring seams caused by shrinkage shall not exceed 1/8 inch in width where seams meet, a gap not to exceed 1/16 inch is acceptable. Tile floors are fragile and only chips or grout cracks noted at the closing orientation will be addressed.
